A landlord has to be sure that their letting agent is going to conduct correct checks on any tenant being considered to occupy their investment. Some agency referencing can vary considerably. Some will undertake basic checks to keep their costs to a minimum, but this is not in the best interest of their clients.
Griffin use a third party specialist (Homelet) who are able to retrieve detailed information on the applicants/s which help to build a picture and background before any tenancy is granted.
Our priority is to always ensure that those tenants being submitted for consideration have passed rigorous referencing and credit checks.
We have two dedicated staff members who independently review and gather this information for our landlords.
Regulated agents such as Griffin Residential Group are members of an approved regulatory body such as ARLA (Association of Residential Letting Agents). This means we have to adhere to a strict code of professional conduct. Furthermore, if a regulated agent were to cease trading, any deposits and rent paid to them is automatically protected within a bonded scheme.
Tenants are always encouraged to check the status of their letting agent. If unregulated they will offer no such guarantees.
Griffin Residential Group will automatically, as part of a standard service across the various options available to landlords, register deposits on their behalf in a government approved scheme. Our nominated scheme provider is the Tenancy Dispute Service (TDS). This ensures the deposit is fully protected until the end of the tenancy.
Sometimes, things do go wrong during or at the end of the tenancy which means that some disputes occur. Griffin will liaise with both landlord and tenant in an attempt to resolve the related issues. However should this prove unsuccessful the matter can be referred to independent adjudicators at the TDS who review each case on its own merits and make a decision accordingly.
Needless to say the better care a tenant takes of a property whilst in occupation, the more likely it is the deposit will be returned in full at the end of a tenancy.
When we act for a landlord on a managed basis we process all rent automatically via the BACS banking system.
Landlords and managing agents must accept that some form of maintenance issues will arise during any tenancy. This could be a minimal issue like a leaking tap right the way through to electrical faults and malfunctioning boilers! Landlords and tenants will want to have peace of mind that any issue reported by a tenant is dealt with in a correct and timely manner.
Griffin have a team of experienced Property Managers who are solely office based so they can respond rapidly to any issues reported. They will liaise with all parties involved, including approved contractors, with a view to securing a swift and satisfactory resolution.
Griffin have dedicated staff members who will not only provide a detailed check in inventory report with date and time stamped photographs, but will also visit our managed portfolio on a quarterly basis. All our managed landlords will receive a report commenting on condition, maintenance issues, colour pictures and other important information once the inspection has been carried out. We want to make sure our clients have peace of mind that their investment is being cared for!
