What is a lease?

A lease is a contract between yourself as a leaseholder, the freeholder and sometimes the management company. Your lease will outline; what you can and cannot do in the property, what your responsibilities are and what proportion you need to pay.

The wording of leases can vary from property to property and you will always need to refer to the specific wording of your own lease which details what you have agreed.

In accordance with RICS’s code of practice, we charge a fixed fee per flat per year depending on the amount of work involved in managing your property. Our fees are index linked and do not increase dramatically from one year to the next. In some instances, these simple assurances have saved the blocks we manage thousands of pounds, as we have been able to remove up to 30% commission from utility bills and insurance.

We are based locally, in Grays, where our leaseholders and residents can drop in and see our friendly staff during opening hours. It also means more frequent site visits to your property so we can stay on top of all the issue going on at the block.
